First speak to your bank or a finance broker who should provide you with advice and assist in your financial loan or application. On completion of application and acceptance from the bank you will issued with an pre-approval letter. This offers peace of mind as to affordability and budgets.
Armed with a financial pre approval letter its now time to find your dream block of land that suits your lifestyle and your budget.
Once you’ve found your ideal block, you need to secure it! You’ll need to pay a small deposit and sign a Reiwa contract of sale.
Now it’s time to choose your home design and the right builder to help turn your dream into a reality. Once chosen, you will need to sign a building contract and pay a building deposit to your selected builder.
It is best to use a settlement agent who can help guide you through the legal process of transferring the land into your name. Remember to pass on the settlement agent’s details to your agent and to keep in contact with your settlement agent throughout the process.
In your land contract, you have an agreed time frame to confirm your finance approval. If there are any special conditions to be met, or delays for any reason, you must contact your agent to apply for an extension.
Your settlement agent will facilitate this process and arrange for payments to be made. Settlement usually takes place 21 days from finance approval or 14 days after the title is issued. Once settlement has taken place, the title to the land will be transferred into your name and you can start building your dream home.
